Farm District

The Farm District area stretches along Farm District Road on the south and east sides of Fernley and offers a different mix of properties than many of the city’s traditional subdivisions. Buyers may find established homes, larger residential lots, acreage properties, manufactured homes, and undeveloped land throughout the area, with lot sizes and property characteristics varying considerably from one location to another.

Some Farm District properties have a more rural setup and may use private wells and septic systems rather than the same utility connections found in newer subdivisions. Larger parcels may also offer space for workshops, garages, recreational vehicles, animals, or agricultural uses where permitted by the property’s zoning and restrictions. Buyers should verify zoning, utilities, water rights or water availability, irrigation rights, easements, and permitted uses for each individual property.

Farm District Road is also home to both Cottonwood Elementary School and East Valley Elementary School. Silverland Middle School and Fernley High School are located elsewhere in the Fernley area. School attendance boundaries can change, so buyers should verify the assigned schools for a specific property directly with the Lyon County School District.

The Farm District area continues to evolve as Fernley grows, with newer residential development occurring alongside established rural and larger-lot properties. Its location provides access to Highway 50A, central Fernley, Interstate 80, Fallon, and other parts of Northern Nevada while retaining a broad range of residential and land options.
