Reno, NV Real Estate Market Update – August 2026

Reno’s housing market remained active through August 2026, with single-family home prices continuing to show strength compared with the same period last year.

The median sold price for a single-family home in Reno was $635,000 in August 2026, approximately 6.3% higher than August 2025.

The average sold price was considerably higher at approximately $916,265. Reno includes everything from more affordable entry-level homes to multimillion-dollar luxury properties, however, so the median is generally more useful than the average when looking at the overall market.

Homes that sold took a median of 39 days to go under contract.

Reno Housing Market – August 2026

  • Median Sold Price: $635,000
  • Average Sold Price: $916,265
  • Median Days on Market: 39 days
  • Closed Sales: 47
  • Total Closed Volume: Approximately $43.1 million

The numbers continue to show an important distinction in today’s Reno market: a strong overall market does not mean every home will sell quickly at any price.

Buyers compare properties closely, and condition, location, upgrades and initial asking price can make a substantial difference.

For sellers, this makes the initial pricing strategy particularly important. Pricing significantly above comparable properties and waiting for the market to catch up can result in additional time on market and later price reductions.

For buyers, there are still opportunities. A home that has been sitting on the market or has recently received a price adjustment may provide more negotiating room than a new, well-priced listing.

Reno Is Not One Housing Market

Citywide statistics only tell part of the story.

Northwest Reno, South Reno, Midtown, Damonte Ranch, Somersett, the North Valleys and Reno’s more rural properties can behave very differently from one another. Price range can make just as much difference.

That’s why I prefer looking at recent comparable sales and current competition around the individual property rather than relying solely on a citywide median.
