One of the biggest questions I hear is, “Should I keep renting or is it finally time to buy?”
The truth is, there isn’t a one-size-fits-all answer. Buying a home can be an excellent long-term investment, but that doesn’t mean it’s the right move for everyone. Your financial situation, career, future plans, and how long you expect to stay in the area all play an important role.
Many people compare a monthly mortgage payment to a monthly rent payment and stop there. While monthly affordability is important, it’s only part of the picture.
When you rent, your monthly payment provides you with a place to live, but once that payment is made, it’s gone. When you own a home, a portion of your monthly payment goes toward building equity. Over time, that equity can grow through paying down your loan and through home appreciation if property values increase.
For example, a homeowner who stays in the same home for seven or more years may build a significant amount of wealth simply by paying down their mortgage and benefiting from long-term appreciation. On the other hand, someone who rents may spend less each month, allowing them to invest the difference. If they consistently invest those savings, renting can also be a smart financial decision.
That’s why the question isn’t simply, “Which payment is lower?” A better question is, “Which option is likely to leave me in a stronger financial position several years from now?”
If you’re planning to move within the next few years, renting may offer the flexibility you need and could make better financial sense after considering closing costs and the expense of selling a home. However, if you plan to stay in Reno for five, seven, or even ten years or more, buying often becomes a powerful way to build long-term wealth.
The right answer depends on your goals—not someone else’s.
To help make the decision easier, I’ve created a Rent vs. Buy Calculator that compares both options using real-world assumptions. It estimates homeowner equity, rent costs, appreciation, and investment growth so you can see how each choice may affect your net worth over time.
Whether buying makes sense today or a few years from now, my goal is the same: to help you make an informed decision that’s right for you and your family.

Buying is not always the right move for everyone. This calculator compares the long-term cost of renting versus owning without assuming renters invest the difference.

This calculator is for educational purposes only. It does not assume renters invest the money they save. It uses simplified assumptions and does not include every possible tax benefit, PMI, repair, HOA change, refinance, market shift, or personal financial factor.
